Shophouse PSI in Singapore

Singapore's shophouses — particularly conservation shophouses in Chinatown, Tanjong Pagar, Little India, and Kampong Glam — have unique structural systems that require experienced PE assessment. Most date from the 1900s–1950s and use unreinforced masonry walls and timber floor joists rather than modern RC frames.

Shophouses are non-residential buildings and require PSI every 5 years from the 13th year. The PSI notice goes to the registered property owner. For URA conservation shophouses, intrusive Stage 2 testing requires URA pre-approval — our reports clearly flag this constraint.
